• Locations: Primary locations, 30-35 largest MSA's (Anywhere an NFL franchise is located except Green Bay!)
  
  
• Property Types: Industrial/distribution, retail & office
  
  
• Credit Profile of Tenant: BBB or above
  
  
• Length of Lease Term Remaining: Minimum of 10 years, prefer 15 years or more.
  
  
• Pricing: Low to upper 5's fixed; no floating rate money
  
  
• Recourse: None, except for standard carve outs
  
  
• Fees: Minimum of $35,000 or 1/2 point. Closing is 60 days. Lock rate at application. Can do flexible prepay for additional spread and can build the fee into the rate. Pricing is over treasuries and is 30/360 rather than actual/360. Looking at debt yields of 10.5% minimum.
